Recent year-over-year appreciation of 11–15% in San Francisco metro home values, driven by AI sector demand for luxury properties and constrained supply, supports trader positioning around the sub-$1.176 million and $1.176–1.198 million bins. Zillow’s latest Home Value Index reading of approximately $1.416 million through July 2026 and Redfin’s median sale prices near $1.7 million reflect this momentum, though broader metro-area metrics incorporating more affordable segments and seasonal adjustments keep implied probabilities concentrated below $1.2 million. Key upcoming catalysts include August–September housing data releases and any shifts in mortgage rates or tech employment that could alter the near-term trajectory before September 30 resolution.
